At Arki Building Surveyors, we carry out mandatory residential, industrial and commercial building inspections at key stages of the build, helping you stay compliant, avoid delays, and maintain quality from start to finish.

Our building surveyors and inspectors are registered with the Building and Plumbing Commission (BPC) and carry out mandatory building inspections for residential, commercial and industrial projects across metropolitan Melbourne and throughout Victoria.

When do you need an inspection?

Our team of certified inspectors are as essential to your project as your builders and trade specialists. We ensure that all work being completed is safe, matches with your approved building plans, and is compliant with regulations. The Victorian Building Regulations 2018 outline that the following mandatory building inspection stages are required:

  • Prior to placing a footing
  • Prior to pouring an in-situ reinforced concrete member
  • Upon completion of the framework
  • Installation of fire and smoke resisting building elements
  • Final, upon completion of all building work

When construction work fails to meet the required standards or approved plans, we issue a Direction to Fix Building Work in accordance with our regulatory obligations. This formal directive requires the builder to rectify non-compliant work before the project can proceed. We conduct follow-up inspections to verify that all issues have been fully addressed and no further works continue until compliance is achieved. Safety and regulatory adherence are both non-negotiable, and we act decisively to uphold both.

What do you check during a mandatory building inspection?

Mandatory inspections are carried out to confirm the work complies with the approved building permit, plans, and the National Construction Code. At the different stages of construction, we focus on:

  • Prior to placing a footing – inspection of excavations, formwork and reinforcement to confirm they align with approved structural documentation before concrete is placed.
  • Prior to pouring an in-situ reinforced concrete member – verification that reinforcement, formwork and detailing comply with the approved engineering design.
  • Upon completion of the framework – assessment of the structural frame, including bracing, connections and load-bearing elements, to ensure compliance before lining works commence.
  • Installation of fire- and smoke-resisting building elements – inspection of fire-rated walls, floors, penetrations and protection systems to confirm they are installed in accordance with approved fire safety documentation.
  • Final inspection – confirmation that the completed works comply with the permit, approved plans and safety requirements prior to issuing an Occupancy Permit or Certificate of Final Inspection.
